Pre-Construction Services | Construction Administration Services

Below is a list of pre-construction services and construction administration services that we offer to make building your custom home an exceptional experience.

PRE-CONSTRUCTION SERVICES

  • Monarch will assist in locating a lot or land to meet all of your building needs.
  • We offer site analysis to determine topographical concerns.
  • Monarch Custom Homes will coordinate with geotechnical engineers, environmental professionals and testing experts to alleviate any site concerns.
  • We offer initial construction consultation for clarification of the process, timelines, floorplan direction and budgets.
  • We work as the liaison between the professional architect/draftsman and client to provide input on architectural plan design and construction documents to ensure building affordability and efficiency while maintaining aesthetic appeal.
  • Monarch Custom Home Builders will work with the landscape architect and/or engineer to develop site disturbance and/or storm-water management plans for building sites as required by the building municipality.
  • We will coordinate the architect and your specifications for submittal to Design Review Committees for projects with Home Owners Association Design Review guidelines.
  • Monarch Custom Homes will assist you in navigating through the loan process and provide banking institutions with all documentation required for your loan approval.
  • We work hard with the truss manufacture to ensure roofing layouts coincide with the architectural plan and mechanical subcontractor to ensure mechanical system is engineered properly.
  • Monarch will assist you in selecting finishes and materials used for construction. Documenting those finishes on a detailed specification sheet to be used for contract reference and bidding purposes.
  • We will review with you to provide a detailed cost to build, based on final construction drawings.



CONSTRUCTION ADMINISTRATION SERVICES

  • Monarch Custom Homes will schedule detailed progress walk-throughs on site with you to ensure your personalized needs are met.
  • Monarch is dedicated to daily monitoring of the construction progress for design, quality and building code compliance.
  • We will initiate a monthly budget review discussions to ensure costs are managed effectively.
  • Monarch will expedite coordination of our professional subcontractors and suppliers to help get quality products at a contractor price.
  • We will schedule periodic meetings with you and our team to review progress, answer questions and address any concerns.
  • Monarch Custom Homes will initiate design consultations for finish selections available throughout the custom home building process.
  • We will implement any site disturbance or storm water management plans until municipality approval.
  • Monarch will provide sub-contractor lien waivers for job construction expenses.
  • We will provide a final walk-through with you to explain all mechanical and technical systems and are we will review systems for proper maintenance.
  • Monarch will troubleshoot any architectural plan inconsistencies while providing experienced solutions to you.
